    · Here’s something weird:  2009 will be the first year ever in which more cars were sold in China than in the United States .  Maybe what’s so shocking is that it’s not shocking.· Here’s a list of the biggest bank failures of the last few years and how much they cost the government.

    And no need to write us that we forgot Washington Mutual.  They were sold to JPMorgan Chase before actually failing and costing the FDIC money.· If you’re a Texas Rangers fan, you’re in for a real treat with your new starter, Rich Harden.  Harden has averaged 9.35 strikeouts per nine innings over the past seven years, best in the majors.  He’s injured a lot, but when he’s healthy, he’s dominating the way Sandy Koufax and Bob Gibson once were.  When he was with the A’s , he’d throw pitches that started off as sliders and ended up as curves or fastballs that morphed, midflight, into change ups.· We wrote about the net yield on the credit card yields after charge offs, and we should have noted that this is the gross spread and isbefore overhead such as mailings, salaries, rent etc.· An interesting benefit to real estate bubbles is that during them, a fair number of developers take great risk in developing projects that no sane person would ever build.  And they find lenders to go along with their dreams. As a result, we get some unusual and often fun things after the bubble bursts.  One interesting such project is The Shire, an Oregon development with fake thatched roof homes modeled on the hobbit villages in Lord of the Rings.  The Bank ( Umpqua ) and the builder have lost money on it, but at least the community will have an interesting neighborhood for years to come.· One of our disappointments is seeing how few mortgage banking companies have an annual Plan and Budget.  The budget can have much less than a dozen assumptions, and if you set up your spreadsheet properly, you can change assumptions throughout the year as your business changes.  In many cases, it’s the CFO who fails to produce a budget, but in other cases, and it kills us to say so, it’s the senior management or ownership which fails to demand one.· Wasn’t it Martha Stewart who said you should bake cookies simply to create a wonderful smell in the house?  We have a better idea.  Bake yams and your house will smell better than cookies.  Speaking of smells, we were asked recently what we thought was the worst thing about the sixties.  It took us half a second to answer the question, and the worst thing about that decade was, in one word, Patchouli Oil  Well, two words. (It’s pronounced puh-choo’-lee oil.)· We just watched a demo for DataQuick’s Collateral Validation (CV) and it impressed us as  more sophisticated than the many automated valuations we see.   Although CV can be used as an AVM, it was apparently designed to test other valuations (appraisals, BPO’s, AVM’s) to let lenders know if the value is supported.  It comes up with valuations based on 4-5 different appraisal methodologies, reviews them all, and comes up with its own valuation.  We also liked that they also show you a price you’d get if you had to sell the property very quickly, kind of a fire sale price. You’ll find DataQuick on the internet somewhere,· The University of Texas football program took in $87 million last year, $20 million more than 2nd place Ohio State .  That’s a lot of ticket sales and sponsorships!  · Here’s an interesting video of the always amazing Chinese acrobats: http://amazingacts.blogspot.com/2008/07/dont-try-this-at-home.html  Any country whose people are that disciplined has to be taken seriously as a world power.· Attorney Dave Medlin helped lots of you negotiate your way through the jungle  of repurchases, but he’s also a great mortgage banking attorney in general. He’s also a funny guy.  The coffee mugs with his firm’s logo on them look pretty ordinary till you look on the back.  There, it lists important phone numbers:  California Governor’s Office (916-445-2841), The White house (202-456-1414), The Vatican (001-39-6-6982), and finally, Medlin & Hargrave (510-832-2900).· The three principals at Garrett, Watts are Presbyterian, Jewish, and Catholic.  And during this Christmas season, it occurs to us that everything that makes Western civilization great is the teaching of those three religions.  
    Moses and the ancient Hebrews created the idea of the rule of law, without which we’d be living in a Hobbesian world where  “there is no place for industry, because the fruit thereof is uncertain; and consequently no culture, no knowledge, no arts, no letters, no society, and continual fear and danger of violent death; and the life man is solitary, poor, nasty, brutish and short.”   Hobbes thought that it was the Leviathan (i.e. the King) who kept us from living in a state of nature where might made right, but he was wrong.  It’s the rule of law that civilizes man, not kings or Presidents.
    It was Martin Luther, the first Protestant, who really conceived the idea that the individual mattered. Before the Reformation, the people could only speak to God through the Priests. Luther thought individual men could have a direct relationship with God, and whether or not you believe in a God, this was a revolutionary idea, the idea that each man mattered as an individual.Finally, Christ’s teachings defined the role of compassion as a prerequisite for any civilization. Has there been a more powerful statement in the last 5,000 years than “Love thy neighbor as thyself”?If you think about it, these three lessons apply to believers and atheists alike, and they all helped create the Western concepts of freedom and democracy.  Our culture could not exist without (a) the rule of law that Moses brought us, (b) the value we place on the individual over the State, and (c) the fact that we’re all in this together and that we must care about our fellow humans.These were the great lessons of these three great religions, and what better a time than the Christmas holidays to remember them.Merry Christmas and Happy Hanukkah.Garrett, Watts & Co.  Free to read:  Board Decisions, by Joe GarrettHelping mortgage lenders increase revenues, control costs, and better manage risk.

  • Does clipping coupons help or hurt healthy eating goals?

    Karen Collins holds a B.S. degree from Purdue and an M.S. degree from Cornell, both in nutrition. When she’s not writing or speaking, she conducts a private nutrition practice in Jamestown, New York.

    According to those employed in the business of coupons, spending 10 minutes a week clipping and organizing coupons can save people an average of seven dollars per week; spending 20 minutes can save us up to $19 per week. Some surveys, however, suggest that coupon clippers don’t necessarily save money compared to the time they put in or to those who shop without coupons.

    If you buy more highly processed, less nutritious foods because you have coupons for them, are the coupons helping you or hurting you? Take a few minutes to review whether you are using coupons to your best overall advantage.

    Would I buy it anyway?

    A common way of calculating money saved by using coupons is to compare the full-price total of items in a grocery cart to what you spent after using coupons. However, if you chose a higher-priced brand than you normally buy just because you had the coupon, or even bought a snack food that you wouldn’t ordinarily buy at all, you haven’t really saved money.

    Do I want two?

    Many coupons now offer savings only when you buy two of a particular item. For foods like spaghetti or canned tuna that you can store for extended periods, these coupons make sense. However, studies show that the more we stock up on some snack foods, the more we eat them.

    So even though buying two containers of ice cream, cookies or chips should last you twice as long as one package, two may go as fast as one — and that may be the opposite of your healthy eating resolutions. If having two of something in your cupboards is not best for you, forgo the coupon and just purchase one.

    Cheaper than generic?

    Sometimes the brand name grocery item brings something special not found in generic versions, but in many cases, generic foods are the same. Check the price of the brand-name product after deducting the coupon value and compare it to the generic and store-brand versions. Often the coupon doesn’t bring costs down to the latter level.

    Cheaper than homemade?

    Many coupons apply to convenience mixes and foods that cost considerably more than the simple raw materials you need to make the rice, potato or casserole dish yourself even though doing it takes no more than five or 10 extra minutes.

    A box of plain rice or pasta plus a jar of herbs may cost more than the mix. But the herbs will last a long time, and overall it’s far less expensive to season your own foods than pay for a mix. If your homemade version also allows you to use a whole grain, less sodium or a healthier kind of fat, it’s hard to consider the processed mix with a coupon a better buy.

    Is it the right time and place?

    To maximize the money you save using coupons, use them when the products are on sale or a featured savings item with your shopper’s card and in a store that doubles coupon values. In order to take advantage of this, you need an organizational system to file a stash of coupons for foods you use frequently in a way that you can pull out the one you want quickly when you see that the product is on sale.

    Is it helping me eat healthier?

    Check the websites of companies that produce the nutritious foods you use most often. You may find coupons there or have the chance to sign up for newsletters with coupons you would not otherwise receive. Use money saved with coupons to buy the foods that generally don’t have coupons and that are lacking in most of our diets — more vegetables and fruits.

General Electric must have seen that video and said, “Hold on a second,” because they created a sleigh for the big red man with icephobic coatings, self-powered OLED lighting, ceramic matrix composite blades, GE sodium batteries, Trip Optimizer, and a 500GB holographic disc that holds 200 DVDs worth of information.

    Santa’s suit gets in on the Iron Man act, too, with a wearable RFID sensor hidden in the fringed getup as well as a wireless medical sensor, because Mr. Kringle’s Body Mass Index is out of control. And since elves are notorious worriers, they get Asset Intelligence Tracking Tech to keep Santa on the radar and out of Vegas.

    But for all that, GE didn’t include a blue button so the kiddies could keep track of him…

    I had to get a new meter because i left my old one at school. and since it is now Christmas break… theres no one there to unlock the nurses office 🙁

    I was looking for something cheap and had good features. and when i saw the TRUEresult, it looks like it fits the bill. Its no-coding; (most are, but its still a plus) Its fairly small; (a little bigger than the Onetouch Ultra) has about a 5 second test; (it varies between 4 and 10) has 7, 14, and 30 averages; test reminder alarms; (probably not going to use them, but you never know) and a cool strip-release button that flashes!!!

    all for $24.95 for the meter and $39.99 for a box of 50 strips.

    So i was just wondering, Has anyone used this meter yet? It isn’t one of the major brands, and I’ve only had for for a day, but so far I am liking it a lot. 🙂

  • HTC Windows Mobile 7 handsets still to come, possibly even by Q2 2010?

    We have all seem HTC’s H1 2010 Windows Mobile roadmap leak, and the overwhelming feeling is rather one of disappointment due to the lack of truly high-end devices

    There is however some reassuring news in the same B3ler3fonte thread, who by definition is pretty trustworthy, given the details information he had produced so far. First confirmation that the leaked devices is not the full gamut of HTC devices to be released in the first half of 2010, but only devices to be released on T-Mobile.

    In order to be more specific and stop the rumours around, as these keep on coming crazily as far as I can see… People, what was presented to you as i have stated clearly on the 1st post, is HTC’s list for 2010 and what TMO will definitely choose in global basis, UNLESS something else changes ( coz you never know with all those Operators-Vendors marketing agreements as something can be blown away as a project sooo easily and a phone can easily be "buried") and some other products you were all anxiously expecting to be released, maybe there but on other brochures, for other Operators and/or other countries, which I do not possess and of course I do not know! So yes, I highly do not doubt about other HTC products which may be under developing but these kind of info hasn’t reached my hands yet and maybe never, if we take into consideration that HTC makes special deals with Operators and releases devices which won’t be released by anyone else, the what we call, "exclusivities".

    Whatever is the result of such an assumption will have to truly declare (based on HTC’s future portfolio) HTC’s 180 degrees turn, to a more consumer-based phones on some handsets coz that’s the segment which the company aims for next year and seeks for (mass market segment), without of coz, leaving aside and underestimating what HTC initials stand for… So definitely, do expect, apart from those devices shown exclusively and for the 1st time around the net, here on xda’s, better and more advanced devices which aim to the majority of those who want something more than a simple voice/data feature handset.

    The second is more interesting, and states that HTC is planning to release a Windows Mobile 7 handset either in late Q2 or early Q3.

    Anyway’s…I have truly fresh news to share with you which absolutely make sense why in HTC’s portfolio there are no such WM7 phones…and just simple QWERTY or not, WM6.5 ones.
    Microsoft, as many of you already know…moved back, the primal release of WM7 and chosen HTC as strategic vendor to launch the first HTC WM7 device late on Q2, start of Q3 2010 (September), so everything up to now, is under discussion and will be finalised till End of April of 2010.

    While this does not change our conclusion that its better to buy the HD2 now than wait for the mostly mediocre Windows Mobile handsets in Q1 and Q2 2010, it is highly likely that HTC’s first Windows Mobile 7 handset will really push out the boat and make up for the uninspiring first 6 months.

  • Obama bill signing enacts arbitration process for rejected GM, Chrysler dealers

    Word on the street is that the Auto Task Force was pushing hard for General Motors and Chrysler to to dump dealerships during bankruptcy. In all, some 2,150 dealers got the axe, reportedly saving the struggling Detroit automakers big bucks while helping to ensure that remaining dealers were healthier. But while the government’s Auto Task Force may have been the driving force that kicked dealers to the curb, the U.S. Congress, in an effort led by Representative Steny Hoyer (D-MD) and Senator Dick Durbin (D-IL), is looking to put those same dealers (read: donors) back in business.

    The $446 billion spending bill President Obama signed earlier this week contains new legislation requiring GM and Chrysler to send out letters to every rejected dealer informing them of their rights to arbitration. Dealers interested in filing arbitration will then have 40 days to submit their intention to file. From there, arbitration must be completed within six months. Automotive News reports that the new law is substantially more dealer-friendly than the old law, and requires GM and Chrysler to spell out exactly why each dealership contract was terminated.

    In an earlier report, Automotive News reported that it could cost dealers up to $12,000 in arbitration filing fees and up to $100,000 in arbitration depending on the complexity of the case.

  • My Grandfather: Political Assassination–The Cost Of Opportunism

    His name was Stjepan Radic.  He was my great grandfather and the leader of the Croatian Peasant Party (CPP).

    June 20, 1928.  During the assembly of parliament, Punisa Racic, a representative of the Serbian People’s Radical Party, gave an inflammatory speech.  His words evoked angry responses from the assembled members.  Many of who rose, made violent gestures, and shouted insults.  Stjepan, however, sat like an insect, watching and listening, but making no reply. 

    Ivan Pernar, a member of the Peasant-Democratic Coalition, furious, rose and shouted at Punisa Racic, “Thou plundered beys!”  Translation:  ‘You made a deal with the rich, elite intellectuals.  Traitor!’  Pulling a revolver from his jacket, Punisa Racic shot Pernar.  Then, swinging his weapon, shot Stjepan and three other CPP representatives.  He would have shot more, but he ran out of bullets. 

    Everyone screamed and shouted.  Five men lay dead or wounded.  Blood had sprayed everywhere.  A crimson pool formed beneath my great grandfather, who, upon being shot, had toppled from his chair to the floor.  At first, Stjepan was assumed to be dead. 

    The police arrived.  They summoned the military in case further violence broke out.  Ambulances arrived outside the building.  Finally, a doctor came.  After closer examination by the doctor, Stjepan was discovered to still be alive.  Shot in the stomach, his condition was critical.  Still conscious, he was carried to the hospital, where the surgeons decided they could do nothing for him.  He was released to return home. 

    There, he died.

    He had lived 57 years, and is now a permanent resident of Mirogoj Monumental Cemetery in Zabreb, Croatia.

    My great grandfather, Stjepan Radic, has been accused of being a demagogue, a smooth operator, an opportunist, ready to switch sides whenever it might serve his self-interest.  And that is all true.  He chummied up to liberals, Serbs, Muslims and Communists.  He adopted the flexible Jesuit philosophy “that the end justifies the means.”  And Stjepan’s end was an independent Croatian nation.

    He was guilty of opportunism.  For he dreamed of a free, sovereign Croatia governed by Croatians.  He was also guilty of bigotry because he despised the Serbs and their regime.  Guilty, too, of political collaboration. 

    But he was not guilty of silence in the face of repression, or of apathy or of cowardice.  In a strict, technical sense, I would suggest, he was true to his dream – the dream of becoming a free Croat.

    Imprisoned more than once for his desire, in the end he died for it.  Political assassination. 

    Ultimately, though, his dream became reality.  For there now stands, since 1991, a free and independent Croatia – a country born out of guns, violence and blood.

  • Arctic Char Chowder

    chowder Arctic Char ChowderChowder is different things to different people. Some insist that the word “clam” come before it or that potatoes be involved, some like a creamy broth (New England-style) and some like a broth flavored with tomatoes (Manhattan-style). We prefer the broad definition found in most culinary dictionaries that declares chowder to be “any thick soup containing chunks of food.”

    The Arctic Char (or Wild Salmon) Chowder recipe sent in by Mike Cheliak for the Primal Blueprint Cookbook Challenge meets this definition and will undoubtedly unite both lovers of creamy broths and tomato based broths. Filled with generous chunks of fish and tomatoes, it is chowder that will satisfy your hunger and your need for Omega 3s and powerful antioxidants like lycopene. The bit of cream added at the end provides a delicious, rich texture but is entirely optional, as the chowder is just as flavorful without it.

    Mike suggests using wild Arctic Char for this chowder, a fish that is related to both trout and salmon in looks and flavor. Its natural habitat is the icy waters of the ocean and higher altitude lakes in North America and Europe.

    Unless you’re lucky enough to be Mike and have a brother who brings home wild-caught Arctic Char from his station in Canada’s Arctic North, the Arctic Char you’ll buy in a store is most likely farmed. Before you write off farmed Arctic Char completely, consider that two trusted sources, the Monterey Bay Aquarium and Environmental Defense Fund list Arctic Char as a best choice for seafood consumption. It is a fish that provides high amounts of Omega-3s and is farmed in an ecologically responsible way, which minimizes contaminants. However, if you decide that farmed Arctic Char isn’t for you, or you can’t find it in your local seafood department, wild-caught Alaskan salmon is an even better choice and equally delicious in this chowder.

    With a few simple steps – chop up vegetables, add canned tomatoes, broth and fish – you’ll have a pot simmering on your stove that is filled with rich flavors. We think you’ll be hard-pressed to find a chowder lover who doesn’t fall in love with this variation on a comforting classic.

    Ingredients:

    • 1.5 pounds Arctic Char (or wild salmon). Thicker fillets are easier to cut into cubes.
    • 1/4 cup butter
    • 1/2 cup chopped onion
    • 1/2 cup chopped carrots
    • 1/2 cup chopped celery
    • 1-2 cups vegetable broth
    • 28-ounce can crushed tomato (no salt added)
    • 1/2 tsp thyme
    • 1 whole bay leaf
    • salt and pepper to taste
    • 1/2 cup heavy cream (optional)

    Directions:

    Make sure all bones are removed from the fish and typically for chowder, it’s best to also remove the skin. You can do this by using the tip of a sharp knife to separate the meat from the skin, or ask to have it done for you when you buy the fish. Cut the fish into 3/4 inch cubes and salt and pepper lightly.

    Melt butter in a heavy pot over medium heat. Add the onion, celery and carrots and cook for 5 minutes. Add the broth, tomatoes, thyme and bay leaf.

    Cover and let simmer for 15 minutes. Add the fish and cream. Mix to incorporate cream and then simmer, covered or uncovered, for another 10-15 minutes, stirring occasionally. Remove the bay leaf. Adjust the seasoning if needed and if you have any fresh herbs on hand (tarragon or thyme are especially good) add a bit for extra flavor.

  • Love: Actions Speak Louder Than Words

    Dear Readers,

    Since this column prints during the holiday season, I’ve decided to write about the greatest gift we an give, love. Experiencing love can make you feel better because it causes you to release endorphins. In a day and age where prescribed anti-depressants are top-selling drugs, a little love can go a long way. 

    If you think about it, hearing “I love you” is important but it really must be supported with actions. For example, when you arrive home, your dog shows you love at the front door. It licks you, jumps all over you and wags its tail so hard it could break a hip. It never says the word love, but is there any doubt in your mind how much you are loved by your pet? Likewise, your dog could care less if you say “I love you” a thousand times because this feeling is demonstrated when you give it a pat, a belly scratch or a doggie bone. Do you see now that love has to be supported by actions in order for the feeling to be conveyed? 

    When you experience loving thoughts, feelings or memories, your heart rate and breathing patterns improve. Brain waves deepen and intensify too, and the positive effects of relaxation, meditation and focused positive thinking has been well studied.  For sure, feeling loved by those around me gives me longer-lasting euphoria than any drug I can think of.

    Most of us believe that we act kind and loving throughout the day, but do we? Take notice of your own attitude while you’re driving, shopping, or checking out. Some relatives or friends end their phone call or visit saying “love you” yet they show little interest or compassion for your life. Sometimes they only act nice when they need something. Do these people honestly love you, or do they just say they do? Actions speak louder than words.

    Let’s express more kindness to people instead of behaving as if we are the stars of our own movie and everyone else is just an extra. If we didn’t use the word for a day, but relied solely on our behavior, would people walk away from us feeling loved? Some might.  Recently, I gave a hand-made gift to a person who works at a local shop. She always has goodness emanating from her when I check out. My gesture was to say thank you for being such a beautiful soul though I never said that, nor did I say I loved her. She became teary-eyed and hugged me long and hard. She may have received the present, but I got the gift. The story of your life eventually gets summarized to a dash between two very important dates. Make that dash matter because it is what everyone will remember about you.  So what is my prescription for you? Just love.

  • 5% Downpayments Are Back As Mortgage Companies Swing For Fences Again

    Mortgage companies are apparently convinced the housing slump is over. 

    At this rate, we’ll be back to no-money-down mortgages with three-year-teaser rates by spring.

    Ruth Simon, WSJ: Some mortgage insurers and lenders are beginning to relax their down-payment requirements, in a sign of increased confidence in the housing market.

    The changes, which are being done on a market-by-market basis, mean buyers in some parts of the country can now borrow 95% instead of 90% of a property’s value. Until recently, mortgage companies had tighter standards for these markets because of falling home prices.

    “We are feeling better about the economic condition of the marketplace,” said Michael Zimmerman, senior vice president of investor relations at mortgage insurer MGIC Insurance Corp. Borrowers who want to finance more than 80% of a home’s value must typically purchase mortgage insurance.

    Earlier this month, MGIC removed New Orleans, Dover, Del., Akron, Ohio, and four other areas in Ohio from its list of restricted markets. The moves followed the company’s decision in September to loosen restrictions on 11 markets, including Denver and St. Louis.

    According to Automotive News, three of Toyota’s group vice presidents will be leaving the company in less than sixty days. Steve Sturm, 28 years with the company, oversaw strategic research and planning for the Americas as well as corporate communications. Dave Danzer is a 24-year veteran and headed strategic and product planning. Environmental and public affairs were headed by Irv Miller, who’s been a Toyota associate for 29 years.

    Long-tenured group VPs don’t generally just get up and leave, especially not in unison, so we assume their departures are not a surprise inside the company. Still, we imagine it’s a blow, and there’s probably more than one Toyota higher-up singing, “You picked a fine time to leave me, Lucille…”
