{"id":333675,"date":"2010-02-18T00:01:02","date_gmt":"2010-02-18T05:01:02","guid":{"rendered":"http:\/\/www.zillow.com\/blog\/?p=17846"},"modified":"2010-02-18T00:01:02","modified_gmt":"2010-02-18T05:01:02","slug":"hey-you-pessimists-yes-you-homeowners-it%e2%80%99s-not-quite-that-bad%e2%80%a6","status":"publish","type":"post","link":"https:\/\/mereja.media\/index\/333675","title":{"rendered":"Hey You Pessimists (Yes you, homeowners): It\u2019s Not Quite That Bad\u2026"},"content":{"rendered":"<p>It&#8217;s been two years now since we <a href=\"http:\/\/www.zillow.com\/blog\/%E2%80%9Cnot-my-house%E2%80%9D-homeowners-bullish-on-home-values-yet-perception-widely-off-from-reality\/2008\/05\/\" >first fielded <\/a>our regular Homeowner Confidence Survey &#8212; a quarterly barometer on how homeowners perceive their own home&#8217;s value and how it relates to the reality of the market.<\/p>\n<p>In this quarterly survey, done with Harris Interactive and based on answers from more than 2,200 U.S. adults, we&#8217;ve typically found homeowners to be an optimistic bunch. In the past,\u00a0homeowners believed\u00a0their home held its value &#8211; or even increased in value &#8211; despite market trends showing the opposite as home values rapidly declined over the past couple of years.<\/p>\n<p><a href=\"http:\/\/zillow.mediaroom.com\/index.php?s=159&amp;item=186\" >This quarter&#8217;s poll<\/a> found an entirely different phenomenon, and one that marks a significant turning point in what we&#8217;ve dubbed our Zillow Home Value Misperception Index. For the first time, homeowners are bearish on the value of their own homes, dipping into actual pessimism for the first time. Specifically:<\/p>\n<ul>\n<li>Just 20 percent of homeowners believe their home gained value in the past year (down from 25 percent in Q3)<\/li>\n<li>In reality, 28 percent of U.S. homes increased in value over the past year.<\/li>\n<\/ul>\n<p>Here&#8217;s how it played out across the country, with homeowners in the Northeast holding the most pessimistic view on their own homes&#8217; values, those in the South having the most realistic view, and Midwesterners straying slightly optimistic.<\/p>\n<p><a href=\"http:\/\/www.zillow.com\/blog\/files\/2010\/02\/large-homeowner-perception-vs-reality-us-mapq42009.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-17910\" src=\"http:\/\/www.zillow.com\/blog\/files\/2010\/02\/large-homeowner-perception-vs-reality-us-mapq42009.jpg\" alt=\"\" width=\"500\" height=\"326\" \/><\/a><\/p>\n<p>This resulted in a Misperception Index of (-2), the first time in our report&#8217;s history this index has gone negative.<\/p>\n<p>And here&#8217;s how the Zillow Home Value Misperception Index looks over time. Positive numbers show homeowners are optimistic about their own homes&#8217; values, zero means homeowner perceptions are in line with reality, and negative numbers show pessimism in how homeowners perceive the value of their own homes.<\/p>\n<p><a href=\"http:\/\/www.zillow.com\/blog\/files\/2010\/02\/hcsq409bargraph.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-17927\" src=\"http:\/\/www.zillow.com\/blog\/files\/2010\/02\/hcsq409bargraph.png\" alt=\"\" width=\"500\" height=\"280\" \/><\/a><\/p>\n<p>While it&#8217;s important for homeowners and sellers to have a realistic view of their home&#8217;s value, these results show the confusion that reigns in a period where some markets are experiencing improvement, some continue to decline, and still others may be headed for a double-dip in home values (see <a href=\"http:\/\/www.zillow.com\/blog\/zillow-q4-reports-recovery-of-home-values-slowing-some-markets-poised-for-double-dip\/2010\/02\/09\/\" >Zillow chief economist Stan Humphries&#8217; assessment of Q4 market trends<\/a>).
