{"id":369916,"date":"2010-02-27T07:38:00","date_gmt":"2010-02-27T12:38:00","guid":{"rendered":"http:\/\/www.businessinsider.com\/brian-kellys-tiger-cub-asian-century-quest-the-yen-is-a-lightning-rod-for-changing-sentiments-about-currencies-2010-2"},"modified":"2010-02-27T07:38:00","modified_gmt":"2010-02-27T12:38:00","slug":"tiger-cub-brian-kelly-chinese-real-estate-is-not-a-bubble","status":"publish","type":"post","link":"https:\/\/mereja.media\/index\/369916","title":{"rendered":"Tiger Cub Brian Kelly: Chinese Real Estate Is Not A Bubble"},"content":{"rendered":"<p><img decoding=\"async\" class=\"float_right\" src=\"http:\/\/static.businessinsider.com\/image\/4b8822537f8b9a487e6c0800\/chinese-lo-mein-noodles.jpg\" border=\"0\" alt=\"chinese-lo-mein-noodles\" \/><\/p>\n<p>&#8220;The yuan is a <a href=\"http:\/\/www.businessinsider.com\/why-the-euro-and-yuan-cant-replace-the-dollar-2009-10\">lightning rod<\/a> for <a href=\"http:\/\/www.businessinsider.com\/is-the-uber-hated-yen-about-to-break-back-towards-multi-decade-highs-2010-2\">changing sentiments<\/a> about currency,&#8221; Brian Kelly said at his fund&#8217;s annual investor conference in Manhattan yesterday.<\/p>\n<p>The hedge fund manager of Asian Century Quest cut through the hype and pointed out numbers that suggest Chinese real estate is not in <a href=\"http:\/\/www.businessinsider.com\/the-chinese-real-estate-bubble-is-the-most-obvious-bubble-ever-2010-1\">a bubble mode<\/a>.<\/p>\n<p>The main point Kelly made is that real GDP in China has risen faster than RE asset prices, but there were few key points about why he&#8217;s positive on Chinese real estate that also stuck with us:<\/p>\n<ul>\n<li>Chinese real estate <a href=\"http:\/\/www.businessinsider.com\/its-only-a-bubble-if-it-ends-with-a-hard-landing-2010-2\">doesn&#8217;t look like a bubble<\/a>. Housing prices are only really high in Beijing and in Shanghai. In Guanghuan, housing prices have have not risen much in the past few years.<\/li>\n<li>Chinese real estate looks positive. In 2007, around 32% of the nation&#8217;s population were looking to buy homes. Now that number is more like 56%.<\/li>\n<li>Much of the RE growth is from government programs aimed to stimulate the housing market. They don&#8217;t see these programs ending anytime soon because, they say, the Chinese government has an unlimited capability to stimulate the buyer. <\/li>\n<\/ul>\n<p>One of the most interesting charts we saw throughout the presentation compared China&#8217;s industrial output to their agricultural output.<\/p>\n<p>Where their industrial production has grown steadily, China&#8217;s agricultural output has more or less plateaued. The Chinese will only get healthier and for example, they will need a more diverse diet that includes more protein that they will not be able to produce. Kelly understood this data comparison to mean the future market looks positive for soft commodities.<\/p>\n<p><a href=\"http:\/\/www.businessinsider.com\/15-facts-about-china-that-will-blow-your-mind-2010-2\">Want more?
