{"id":408161,"date":"2010-03-09T12:06:04","date_gmt":"2010-03-09T17:06:04","guid":{"rendered":"http:\/\/www.zillow.com\/blog\/?p=18478"},"modified":"2010-03-09T12:06:04","modified_gmt":"2010-03-09T17:06:04","slug":"a-month-that-makes-us-miss-last-summer-january-real-estate-performance","status":"publish","type":"post","link":"https:\/\/mereja.media\/index\/408161","title":{"rendered":"A Month That Makes Us Miss Last Summer &#8211; January Real Estate Performance"},"content":{"rendered":"<p>Consistent with trends that materialized in December, <a href=\"http:\/\/www.zillow.com\/local-info\" >home value<\/a> change continued to weaken in many markets around the country during January.\u00a0 Nationally, while the annualized appreciation rate continued to improve -\u2013 increasing from -5.5% in December to -4.8% in January \u2013- home values declined 0.33% from the prior month (a slightly larger monthly depreciation than the 0.27% recorded in December).\u00a0 See Figure 1 for the national performance in historical context.<\/p>\n<p><a href=\"http:\/\/www.zillow.com\/blog\/files\/2010\/03\/jan2010chart.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-18482\" src=\"http:\/\/www.zillow.com\/blog\/files\/2010\/03\/jan2010chart.png\" alt=\"\" width=\"500\" height=\"313\" \/><\/a><\/p>\n<p>Of the markets I focus on in the table below, four stayed in positive or flat territory in terms of month-over-month appreciation: <a href=\"http:\/\/www.zillow.com\/local-info\/CA-Los-Angeles-home-value\/r_12447\/\" >Los Angeles<\/a> (0.2%), <a href=\"http:\/\/www.zillow.com\/local-info\/PA-Philadelphia-Metro-home-value\/r_394974\/\" >Philadelphia<\/a> (0.2%), <a href=\"http:\/\/www.zillow.com\/local-info\/CA-San-Diego-home-value\/r_54296\/\" >San Diego<\/a> (0.0%) and <a href=\"http:\/\/www.zillow.com\/local-info\/CA-San-Francisco-Metro-home-value\/r_395057\/\" >San Francisco<\/a> (0.3%).\u00a0 Five markets stayed in positive territory in terms of year-over-year appreciation: <a href=\"http:\/\/www.zillow.com\/local-info\/MA-Boston-Metro-home-value\/r_394404\/\" >Boston<\/a> (1.7%), <a href=\"http:\/\/www.zillow.com\/local-info\/CO-Denver-Metro-home-value\/r_394530\/\" >Denver<\/a> (0.4%), Los Angeles (0.9%), San Diego (0.2%) and San Francisco (0.9%).\u00a0\u00a0 <a title=\"September Real Estate Market Report\" href=\"http:\/\/www.zillow.com\/blog\/negative-equity-down-and-home-values-stabilize-but-keep-the-champagne-in-the-fridge\/2009\/11\/08\/\">It was just four months ago <\/a>that sixteen of the twenty-four markets shown in the accompanying table had recorded four or more months of positive monthly appreciation in home values.<\/p>\n<p>The number of homeowners losing their homes to <a href=\"http:\/\/www.zillow.com\/local-info\/#metric=mt%3D5%26dt%3D1%26tp%3D5%26rt%3D14%26r%3D102001%2C394913%2C394806%2C394463\" >foreclosure<\/a> across the country remained unchanged from December, but was still pegged at the highest level seen in Zillow\u2019s data, which began in 1996.
