Every month the S&amp;P website crashes when the Case-Shiller data is released.  <\/p>\n<p><strong>IMPORTANT<\/strong>: These graphs are Not Seasonally Adjusted (NSA). Unfortunately this month only the NSA data is currently available. Usually I report the SA data, but that isn&#8217;t available.<\/p>\n<p>S&amp;P\/Case-Shiller <a href=\"http:\/\/www.standardandpoors.com\/indices\/sp-case-shiller-home-price-indices\/en\/us\/?indexId=spusa-cashpidff--p-us----\">released<\/a> the monthly Home Price Indices for January (actually a 3 month average).<\/p>\n<p>The monthly data includes prices for 20 individual cities, and two composite indices (10 cities and 20 cities).<\/p>\n<p><a href=\"http:\/\/2.bp.blogspot.com\/_pMscxxELHEg\/S7IPAtZjpXI\/AAAAAAAAH50\/ySA8Fny2ezw\/s1600\/CSJan2010.jpg\" onclick=\"window.open(this.href, '_blank', 'width=1080,height=760,scrollbars=yes,resizable=yes,toolbar=no,directories=no,location=no,menubar=no,status=no,left=0,top=0'); return false\"><img decoding=\"async\" src=\"http:\/\/2.bp.blogspot.com\/_pMscxxELHEg\/S7IPAtZjpXI\/AAAAAAAAH50\/ySA8Fny2ezw\/s320\/CSJan2010.jpg\" border=\"0\" alt=\"Case-Shiller House Prices Indices\" style=\"border: 1px solid #000000; margin: 10px; float: right;\" \/><\/a> <em><strong><span style=\"font-size: 85%;\">Click on graph for larger image in new window.<\/span><\/strong><\/em> <\/p>\n<p>The first graph shows the nominal not seasonally adjusted Composite 10 and Composite 20 indices (the Composite 20 was started in January 2000).<\/p>\n<p>The Composite 10 index is off 30.2% from the peak, and down about 0.2% in January (media reports are an increase seasonally adjusted &#8211; but that data isn&#8217;t available).<\/p>\n<p>The Composite 20 index is off 29.6% from the peak, and down about 0.4% in January (NSA).<\/p>\n<p><a href=\"http:\/\/1.bp.blogspot.com\/_pMscxxELHEg\/S7IPAy5VFfI\/AAAAAAAAH58\/fND2tPJvFDA\/s1600\/CSJan2010YoY.jpg\" onclick=\"window.open(this.href, '_blank', 'width=1080,height=760,scrollbars=yes,resizable=yes,toolbar=no,directories=no,location=no,menubar=no,status=no,left=0,top=0'); return false\"><img decoding=\"async\" src=\"http:\/\/1.bp.blogspot.com\/_pMscxxELHEg\/S7IPAy5VFfI\/AAAAAAAAH58\/fND2tPJvFDA\/s320\/CSJan2010YoY.jpg\" border=\"0\" alt=\"Case-Shiller House Prices Indices\" style=\"border: 1px solid #000000; margin: 10px; float: left;\" \/><\/a> The second graph shows the Year over year change in both indices.<\/p>\n<p>The Composite 10 is essentially flat compared to January 2009.<\/p>\n<p>The Composite 20 is off 0.7% from January 2009.<\/p>\n<p>The third graph shows the price declines from the peak for each city included in S&amp;P\/Case-Shiller indices.<\/p>\n<p><a href=\"http:\/\/2.bp.blogspot.com\/_pMscxxELHEg\/S7IPBTCQHwI\/AAAAAAAAH6E\/ZKSB6dnIUtM\/s1600\/CSJan2010Cities.jpg\" onclick=\"window.open(this.href, '_blank', 'width=1220,height=745,scrollbars=yes,resizable=yes,toolbar=no,directories=no,location=no,menubar=no,status=no,left=0,top=0'); return false\"><img decoding=\"async\" src=\"http:\/\/2.bp.blogspot.com\/_pMscxxELHEg\/S7IPBTCQHwI\/AAAAAAAAH6E\/ZKSB6dnIUtM\/s320\/CSJan2010Cities.jpg\" border=\"0\" alt=\"Case-Shiller Price Declines\" style=\"border: 1px solid #000000; margin: 10px; float: right;\" \/><\/a> Prices decreased (NSA) in 18 of the 20 Case-Shiller cities in January NSA.  <\/p>\n<p>On a SA basis from the NY Times: <a href=\"http:\/\/www.nytimes.com\/2010\/03\/31\/business\/economy\/31econ.html\">U.S. Home Prices Prices Inch Up, but Troubles Remain<\/a><\/p>\n<blockquote><p>Twelve of the cities in the index went up in January from December. Los Angeles was the biggest gainer, up 1.7 percent. Chicago was the biggest loser, dropping 0.8 percent.<\/p><\/blockquote>\n<p>NOTE: Usually I report the Seasonally Adjusted data (see NY Times article), but that data wasn&#8217;t available.
