The newly released <a href=\"http:\/\/www.standardandpoors.com\/indices\/sp-case-shiller-home-price-indices\/en\/us\/?indexId=spusa-cashpidff--p-us----\" mce_href=\"http:\/\/www.standardandpoors.com\/indices\/sp-case-shiller-home-price-indices\/en\/us\/?indexId=spusa-cashpidff--p-us----\">Case-Shiller Home Price Index<\/a><br \/>\nshows a very uneven housing market, with significant recovery in some<br \/>\nplaces and continued decline in others. While the National Index is up<br \/>\n2 percent over the first quarter a year earlier, it is down 3.2 percent<br \/>\nfrom the end of 2009. The map below, created by Zara Matheson of the <a href=\"http:\/\/www.martinprosperity.org\/\" mce_href=\"http:\/\/www.martinprosperity.org\/\">MPI<\/a>, shows the year-over-year change in home prices for the 20 metro areas covered by the Index.<\/p>\n<p><a href=\"http:\/\/www.creativeclass.com\/creative_class\/_wordpress\/wp-content\/uploads\/2010\/05\/YearOverYear.jpg\" mce_href=\"http:\/\/www.creativeclass.com\/creative_class\/_wordpress\/wp-content\/uploads\/2010\/05\/YearOverYear.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-14824\" src=\"http:\/\/www.creativeclass.com\/creative_class\/_wordpress\/wp-content\/uploads\/2010\/05\/YearOverYear.jpg\" mce_src=\"http:\/\/www.creativeclass.com\/creative_class\/_wordpress\/wp-content\/uploads\/2010\/05\/YearOverYear.jpg\" alt=\"\" height=\"411\" width=\"534\" \/><\/a><br mce_bogus=\"1\" \/><\/p>\n<p>San Francisco, one of the nation&#8217;s priciest markets, posted the<br \/>\nlargest gain &#8212; 16.2 percent over the past year. San Diego (10.8<br \/>\npercent), Cleveland (6.7 percent), Minneapolis (6.5 percent), L.A. (6<br \/>\npercent), and D.C. (5.6 percent) also posted significant gains.<\/p>\n<p>Las Vegas continued to see significant deterioration in its<br \/>\nhousing prices, posting a decline of 12.6 percent since last year;<br \/>\nwhile housing prices which have already fallen back to 1990s levels in<br \/>\nDetroit fell by an additional 4.6 percent.<\/p>\n<p>This suggests that the housing seesaw pattern I discussed <a href=\"http:\/\/www.theatlantic.com\/national\/archive\/2010\/05\/the-housing-seesaw\/56210\/\" mce_href=\"http:\/\/www.theatlantic.com\/national\/archive\/2010\/05\/the-housing-seesaw\/56210\/\">here<\/a> last month continues.<\/p>\n<blockquote>\n<p>Housing prices across the United States have fallen<br \/>\nconsiderably since the bubble burst, but the pattern has been far from<br \/>\nuniform. Housing prices have held up better in wealthier and more<br \/>\nproductive regions, with higher concentrations of knowledge,<br \/>\nprofessional and creative work, and high-tech industry as well as<br \/>\nhigher levels of amenity (measured as working artists and cultural<br \/>\ncreatives) and openness (measured as greater percentages of<br \/>\nimmigrants). Housing prices have fallen further in locations with lower<br \/>\nincomes and wages to begin with, with blue-collar manufacturing<br \/>\neconomies, lower levels of skill, and lower levels of amenity and<br \/>\nopenness.
